•  Invoices are payable within 14 days of invoice date or pro forma in the instance of a private landlord booking unless previously agreed.

•  ESA Inventories reserves the right to withhold any documentation not fully paid for. All documentation remains the property of ESA Inventories until full payment is received. Late payment will incur a fee per item, per month overdue.

• ESA Inventories will accommodate any persons attending a check out appointment up to 20 minutes late, after this time we reserve the right to abort the visit and re-schedule with charge payable.

• An aborted fee charge of will be made if the instructing party fails to supply keys or the clerk is unable to access the property for whatever reason, for a prior agreed appointment, and the Inventory clerk has to return to the property.

• Cancellations must be made not less than 48 HOURS before the appointment for late cancellations an aborted fee charge will be payable.​

• Where smoke alarms and Carbon Monoxide Detectors are tested this is for audible sound / power only and should not be taken to mean that the alarms are in full working order. No responsibility is taken for any damage or malfunction occurring during the testing of such alarms

• It is not normal practice to inspect or test the following:  lofts, flooring under furniture, turn/lift a mattress over to inspect the underside,  mattresses/quilts/pillows when they are made up with bed linen, behind pictures/mirrors or wall hangings,  flooring under rugs, items packed for storage, items other than garden tools and equipment in garages and sheds, individual plants in gardens, books/compact discs/records, test any gas or electrical appliances and machinery, test or open windows, test shower functions or tap functions on baths or basins
